L8869 MORTGAGE FORECLOSURE NOTICE Default having been made in the terms of that certain Mortgage, executed on 6/30/2010, by Ann Lawrence, single woman, as Mortgagor, to Mortgage Electronic Registration Systems, Inc as nominee for Everett Financial, Inc. DBA Supreme Lending as Mortgagee, which said Mortgage is recorded in the Office of the Judge of Probate, Houston County, Alabama, in Book 2097, Page 228 on 6/30/2010, and subsequently assigned to J.P. Morgan Mortgage Acquisition Corp. and recorded in the Office of the Judge of Probate, Houston County, Alabama on 8/16/2018 in Book 103, Page 625, and default having continued under the terms of said Mortgage, and by virtue of Alabama Code Section 35-10-3 and 35-10-2, the following described real property will be sold at public outcry, for cash, to the highest bidder, in front of the Courthouse door of said County, during the legal hours of sale, on 7/23/2019. A lot or parcel of land in Houston County, Alabama and being more particularly described as follows: Beginning at the intersection of the centerlines of the Central of Georgia Railroad and Houston County Highway No. 48 (SACP 7375-A) and thence Easterly along the centerline of said highway, 632.5 feet; thence 52°-00'E, 31.58 feet to the starting point on the Southerly side of said highway (said point being the Northeast corner of the E.L. Dukes property); thence continuing S2°-00'E along the East line of the E.L. Dukes property, 210 feet; thence N69°-46'E, 210 feet; thence N2°-00'W, 210 feet to the Southerly side of said highway; thence S69°-46'W along the Southerly side of said highway, 210 feet to the starting point. Said lot being in the NW 1/4 of the SE 1/4 of Section 32, T4N, R28E, and containing 0.962 acres, more or less. Subject to all easements, restrictions and reservations appearing of record. Said sale will also be made subject to any Federal Tax Liens and/or Special Assessments of any nature, if any, which might adversely affect the title to the property.
