Lawless, tenancy by the entirety JTWROS, to SunSouth Bank, on November 25, 2009, said mortgage being recorded in the Office of the Judge of Probate of Coffee County, Alabama, at Book 124A, Page 653; and subsequently transferred to PHH Mortgage Corporation; and subsequently transferred to New Residential Mortgage LLC; and subsequently transferred to PHH Mortgage Corporation; PHH Mortgage Corporation, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Coffee County Courthouse, in Elba, Alabama, on August 7, 2019, during the legal hours of sale, the following described real estate, situated in Coffee County, Alabama, to-wit: One lot or parcel of land in Coffee County, Alabama, as surveyed by Enterprise Surveying, LLC, as per plat dated April 21, 2009, Job No. 09079, and being more particularly described as follows: Commencing at a nail set at the intersection of the centerlines of Coffee County Road #428 (80`R/W)and Coffee County Road #429 (not paved); thence leaving said intersection along the centerline of Coffee County Road #429, along a curve to the left, having a radius of 16,476.22 feet and an arc length of 1,144.02 feet with a chord bearing and distance of N01° 24`03"E, 1,143.79 feet to a point; thence continue along said centerline, N00° 03`11"E for a distance of 475.04 feet to a point; thence leaving said centerline, S89° 39`42"W for a distance of 13.49 feet to an iron pin set (IPS) (1/2" rebar, cap #CA0717-LS) on the Westerly margin of Coffee County Road #429 and the POINT OF BEGINNING; thence continue S89° 39`42"W for a distance of 416.16 feet to an IPS; thence N00° 20`18"W for a distance of 420.00 feet to an IPS; thence N89° 39`42"E for a distance of 413.56 feet to an IPS on the Westerly margin of Coffee County Road #429 (16.3` from the centerline); thence along said road, S00° 41`34"E for a distance of 420.01 feet to the POINT OF BEGINNING. Said land is located in the NE 1/4 of the NE 1/4 of Section 17, T4N, R20E and contains 4.00 acres, more or less. This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expense of foreclosure.
